Green2V project draws concerns and questions

Bringing alternative energy employment opportunities to Rio Rancho is truly beneficial to the City of Vision. The prospect of being the “Solar Valley” of the US is not only good marketing but could be practically true. Not that the over 300 sunny days in Rio Rancho would mean anything, but developing solar panels in place that does boast a lot of sunshine makes sense. City, education leaders christen UNM West

Seeking continuing education just got a little bit easier in Rio Rancho. No longer do you have to commute all the way into Albuquerque. With the new University of New Mexico West opening its doors in January and now having it's grand opening, all Westsiders and Rio Ranchoans are very excited. UNM is also partnering with Central New Mexico University creating an excellent opportunity for more education in Rio Rancho. CNM is slated to open in August. Congratulation to all who worked hard on this project. We look forward to this continued growth and opportunities for Rio Rancho. Albuquerque West Siders will benefit from UNM & CNM along with many Sandoval County residents.

Foreclosed and Bank Owned home sales in Rio Rancho

Many Rio Rancho home buyers are looking for a great deal on their home.  I analyzed homes sold in the Rio Rancho area to see how much of a discount buyers were getting off of the listed price of bank owned and foreclosed homes. For the past 6 months, with an average days on market of 37, I found 47 closed homes meeting the criteria with the sales price to list price at 97.53% .

That means for a house priced at $200,000 the average price a buyer could expect to get this bank owned or foreclosed home would be $195,060. This may be surprising to many as there seems to be a perception out there that bank owned homes are available to make low offers on or buy well below listed price. It seems that these bank owned homes are already priced quite well and the banks aren't discounting them much beyond their offering price.

Homes for sale in the Rio Rancho, Placitas and Corrales areas

I've had the opportunity lately to show homes in Rio Rancho, Placitas, and Corrales to several buyers considering any of these areas.  My take away from looking at houses for sale is that there are some great homes on the market, and quite a variety of home sites... from the "Georgia O'Keefe" Santa Fe look of Placitas to the open mesas of Rio Rancho, to the variety afforded in Corrales... low to the Rio Grande River or up on the hillside taking in stunning views.... there's something for every home buyer to choose from.

Rio Rancho HS #1 Graduation Rate in State

Congratulations goes out to the Rio Rancho High School! According to the New Mexico Public Education Department, Rio Rancho High has the highest graduation rate in the state of New Mexico. Rio Rancho families and citizens are very proud of such an achievement. The goal for Rio Rancho students remains high as most residents want to see this excellence continue not only with Rio Rancho High but also with Cleveland High and in all levels of education. Great job guys! Well done!

Rio Rancho's Solar announcement! Good for homes and Rio Rancho.

Rio Rancho NM made a big announcement this week in that it has plans to buy and develop the 124 acre land west of V. Sue Cleveland High School, and that Green2V has committed to build a combined campus of corporate headquarters, research and development hub and a 1 million-square-foot manufacturing plant employing up to 1,500 people eventually.

While many are skeptical (as other announced solar facilities haven't come to fruition in Belen and Santa Rosa) I believe this one will happen.  With the head of Green2V having a history of working at Intel in Rio Rancho. I believe his choice to partner with The City of Vision was intentional. 

What does this mean for home owners in Rio Rancho and Albuquerque? Judging by the impact Hewlett Packard made... I think very significant.  We worked with many people relocating to New Mexico and Rio Rancho to work for Hewlett Packard.  I have no doubt that Rio Rancho suffered less because of the HP impact.

My hope is that there will be new neighborhoods developed near this future site and close the the High School as people like to live close to where they work.  Pulte Homes, DR Horton Homes, Centex Homes, Sivage Homes, Joe Boyden Homes, Stillbrooke Homes... perhaps some of them will be looking for land to develop near this area and be ready to sell houses as the Green2V is ramping up.
